Seasonal Rental Guide PDF Print E-mail

The following information is highly recommended as an inventory and furnishing guide for furniture and household items normally expected by seasonal guests. This information has been compiled from guest surveys left with the seasonal guest upon arrival and returned at departure. These suggestions will ensure happy, satisfied guests!

 

Each year prior to renting your property for season, please check the following:

All furnishings should be new or in like-new condition. Upholstered furniture should be cleaned on a regular basis. Carpets in high traffic areas should be professionally cleaned prior to each season (entry hall, bedrooms etc) Lampshades should be cleaned or replaced as necessary, replace lightbulbs if dim or old. Any item requiring a battery should have batteries replaced every 6 – 12 months (fire alarms, smoke alarms, answering machines, telephones, etc). It is also helpful if the correct size, extra batteries are kept in a kitchen drawer.

The residence must be “sparkling clean”. Owners or Property Managers should arrange for deep “spring cleaning” (drawer paper replaced, appliances cleaned, windows washed, touch-up painting etc can be done every other year) prior to the start of each season (January or earlier if expecting October through January leases - even if property has been vacant). Patio carpets must be mold/mildew and stain free! There should not be pet odors or hair on furniture, linens or carpets.

Please do not leave personal items in either master or guest closets. Guests get very upset when these areas are not completely available for their use. Use a hall or study closet for the “Owners Closet” if needed, install a lock with key for your protection. Put any/all personal items of value that you cherish in them.

If you have “shut down” your residence (turned water off, flipped fuses in fuse box, put phones on vacation hold, terminated phone service, cable service, pulled in lanai furniture, dust covers on furniture, open cabinets etc) please leave detailed instructions for your tenant to “turn it on” in a handy manual or notebook that you leave on the kitchen counter. Utilities cannot be turned on or changed by the tenant – only owners can do this.

SCREENED PORCH / LANAI / PATIO
  • 4 chairs and dining table
  • 2 small tables
  • 2 Chaise lounges if room enough for them
  • Ashtrays (optional if not allow smoking on lanai)
  • 1-2 lamp(s) if there is an outdoor outlet
  • Unfinished patio/lanai floor should be tiled or carpeted
  • Lighted ceiling fan

FURNITURE – Living / Dining / Bedrooms

Living/Dining area
  • Large Dining Table – preferably seating 6 people; extra chairs if available
  • Comfortable Sofa(s) and chair(s) that seat 6-8
  • 2 Reading lamps on end tables or side tables
  • TV with remote, VCR/DVD player, radio and/or CD player
  • Expanded cable service (channels 2-72; not just basic)
  • Remote use telephone (if no telephone in kitchen); answering machine
  • Pictures and plants
  • Area rug(s) if tiled floors
  • Ceiling Fan(s)
Master Bedroom
 

King Size bed – (guests’ first preference!) or King head-board with twins; Queen

  • Linens and bedspreads should be of good quality. Guests prefer cotton sheets with good thread count (250+) and at least two sets. Colors, patterns should be cheerful and light as fits décor/design.
  • Reading lamps on night stands by bed. Additional room/dresser lamp
  • Good drawer space.
  • If possible 1 sitting chair or stool.
  • Full length mirror, if not installed on closet door(s)
  • Clock Radio with alarm
  • Plenty of hangers, some for pants and skirts, shorts etc.
  • Ceiling fan, pictures & plants
 
Guest Bedroom(s)

Guests prefer twin beds or Queen

  • Linens and bedspreads should be of good quality. Guests prefer cotton sheets with good thread count (250+) and at least two sets. Colors, patterns should be cheerful and light as fits décor/design. Beware of decorating as child’s room - guests prefer universal décor.
  • Reading lamps on night stands by bed. Additional room/dresser lamp
  • Good drawer space.
  • If possible 1 sitting chair or stool.
  • Full length mirror, if not installed on closet door(s)
  • Clock Radio with alarm
  • Plenty of hangers, some for pants and skirts, shorts etc.
  • Ceiling fan, pictures & plants
  • Wall paper

No owner clothing or personal items left in drawers, closets, or bath – please!

 
BATHROOMS

Guests prefer to have glass doors on master shower; tub available in guest bath

(We advise guests “USE WHAT YOU NEED, BUT REPLACE IT FOR THE NEXT GUEST).

 
LINENS – bath
  • 6 bath towels per bathroom
  • 6 hand towels per bathroom
  • 6 face cloths per bath
  • 4 beach towels – designate towels you allow taken to pool or beach
  • Shower curtains with liner if not glass doors (replace liner each season)
  • Toilet seat covers are optional
  • Scatter rug on floor
  • 2 shower mats
 
LINENS – bedroom
 
  • Mattress pads and pillow protectors
  • 2 sets of sheets and pillowcases per bed (guests prefer high thread count- 250+ and mostly cotton over percale and “no iron” linens)
  • 2 Bedspreads
  • 2 pillows per bed size (1 each twin)

NOTE: If there are sleeper sofa(s), extra pillows, linens, pads and blankets are necessary!

 
LINENS – Kitchen
  • 6 dish drying towels
  • 3 dish cloths
  • 2 pot holders,
  • 2 oven mits
  • 8 place mats
  • 8 napkins & table cloth(s)

 

KITCHEN – dishes, glassware, flatware

Most kitchens now come with microwaves installed. If yours doesn’t, highly recommend that you invest in one (guest preference).

  • 8 dinner plates 8 cups and saucers
  • 8 salad plates and/or bowls 8 soup bowls
  • 8 wine glasses 8 ice tea glasses
  • 8 high-ball glasses 8 juice glasses
  • 8 on-the-rocks glasses 8 dessert dishes
  • 8 or more coasters 1 shot glass
  • Serving bowls and platters 1 water pitcher
  • Cream and sugar containers 8 coffee cups

It is always a good idea to personally inspect your residence prior to any seasonal guest arrival, and any cleaning that is necessary will be arranged. First impressions do count!
