On a national scale the real estate market in the The real estate market is ‘softer’ today in southwest Florida when compared to two or three years ago, and as a result many builders and developers who ‘banked’ land in those ‘high volume’ years are now being forced to sell their land because their inventory levels are top heavy, and it threatens their very survival! Accordingly, there are now available land purchases at extremely preferential pricing, in prime locations in our area! Most such opportunities are not listed for sale, since the current owners are actively attempting to protect their reputations for the good of their future business. Sovereign Homes and Sovereign Development Group are engaged with three such projects, all of which empower investors to receive high investment returns in the short-term, but also facilitate the achievment of long-term goals. Accordingly, we are desirous of establishing a relationship with an investor group, or individual investors, who will participate with us in these ventures! The following details three projects in the area that have been brought through the planning and design process, have been evaluated in detail, but yet conservatively, for their profitability and return on investment, and are now in a position to be permitted by the local authorities!
This is a 30+ acre development on a major thoroughfare and arterial road within a prime location adjacent to other very successful developments. The land use has been designed to construct a mixed-use development offering 289,000 square feet of commercial space, comprising office and retail space, along with 178 residential units. The development has been designed with a ‘Tuscan’ theme, and affords residential purchasers of a well amenitized area with nature trails, water features, and seclusion through intense landscape buffers. Through the commercial component within this project, investors have the opportunity to retain ownership of the commercial space, thereby providing residual income and enhancing their ROI. The project is in the final stages of its design plan, and the infrastructure is ready to permit.
This is a 48+ acre development of all residential construction, but because of the prime location, could be developed as a resort, subject to permitting, as opposed to an attractive residential development! The full master plan is complete, and will comprise 327 residential multi-family units, in a well amenitized gated environment, where an emphasis has been placed upon natural landscapes, xeriscape landscaping, and the preservation of natural vegetation. It is located in a prime residential corridor, where residents will have very easy access to all local amenities including, shopping, restaurants, the beaches, etc. The horizontal development is nearing completion, so construction of the residential units may commence in the short-term, once the final design of these units has been approved.
This is a large scale residential development in the heart of a successful and existing residential environment! The property comprises some 396+ acres, and has been approved for a total of 724 residential units. Specifically, the approval is for 194 mid-rise multi-family homes, 400 villas and 130 larger single-family homes. All land development approvals are in place, and accordingly infrastructure development could commence immediately! The community would be developed in a manner that would allow us to offer homes at extremely competitive pricing, to assure a high sales velocity and therefore high product absorption. The design of specific product is already available; therefore commencement of the project could be immediate. All three of the aforementioned projects are priced and positioned that they may offer the investor high yields on their investment. Conservative projections would see a minimum 25 percent return on investment on an annualized basis, with opportunities to dramatically increase same based on leveraging the land asset.
